Scarborough Business Park

The Borough of Scarborough has enjoyed 10 years of steady economic growth. Under the theme of ‘Renaissance’, the Borough Council is committed to promoting a new era of progress.

The delivery of the Borough Council’s aspirations in relation to local economic growth is dependent on a range of factors, particularly maximising resources for investment, and creating effective partnerships with the Regional Development Agency, other public agencies, businesses and the local community.

To this end the Council is embarking on the next phase economic development by focussing on telecommunication accessibility for businesses and residents. Currently the lack of investment from telecom operators has until now produced a negative effect on business in Scarborough. Leased line prices are several times that of cities such as Leeds and Manchester, and the range of services available less sophisticated.

To combat this problem and to turn the area into an attractive business option for new investors, the Council together with NYnet and Yorkshire Forward have developed a proposition. By building a mini pop located in a hostel within the new business park at Eastfield it will enable a fibre access network for SMEs and corporate organisations within the park. This mini pop aggregates this demand directly to the NYnet network which allows ISPs to compete for business on the business park without being encumbered by current high access costs for high speed services.

With a population of over 108,000, a talented workforce and a number of development sites available, there is a strong business case for investment and growth.

The region offers an excellent basis for relocation, with supported investment packages, excellent transport infrastructure, superb quality of life and rapidly evolving clusters in the creative media, digital and bioscience sectors.

Partnerships

NYnet is working in partnership with the Scarborough Borough Council, Caddick Development Ltd and Scarborough’s Future, to help promote the opportunities of the new business park in Scarborough and resolve the historic problem of the lack of competition for high speed broadband connection.

Caddick Development Ltd

Caddick Developments are the developers of the new 83-acre business park in the Eastfield area of Scarborough.

It is anticipated that 2,500 jobs will be created with this major scheme, which will provide a commercial hub and boost to the local economy. Specifically the business park will provide:

  • 1,057,400 sq ft of industrial and office accommodation incorporating both design and build, and speculative units
  • A 20,000 sq ft hotel and 9,325 sq ft of restaurant space
  • 11,000 sq ft of ancillary retail space
  • 39,500 sq ft of car showrooms.

Gladman

The first office development to be built on the new business park has been constructed by Gladman Developments. Gladman’s have an excellent track record having created over 60 of their business park concepts across the UK.

Their Scarborough offering, Manor Court, is a development of new, high-specification office buildings situated on the well-established Scarborough Business Park. The park is already occupied by a variety of office and manufacturing users.
